Property with clearing permits for 1,200 hectares, authorized in stages of approximately 200 hectares each. It also holds permits (subject to review by San Luis Agua) for drilling wells and developing irrigation systems on those hectares.

The total area is 6,400 hectares, located on Provincial Route 23, in front of the town of Lafinur. The property is divided into two productive units: one of 4,700 hectares (partially developed, with pasture and woodland) and another of 1,700 hectares of native forest and hills, currently undeveloped.

Within the 4,700 hectares, perimeter fencing is in good condition, and work is ongoing on internal roads, reservoirs, and irrigation channels. The average annual rainfall over the last 10 years is 560 mm.

Historically, a significant portion of the property was irrigated by surface flooding to grow pasture for livestock. Currently, it is divided into 6 large paddocks, all with access to water, and has a carrying capacity of approximately 1,500 breeding cows.

Clearing stages are sequential and approved upon completion of the previous phase. Initial coordinates have already been submitted to San Luis Agua for five wells, corresponding to the pre-approval for the first 216 hectares.
