Currently, the property is entirely leased for agricultural use, under a contract equivalent to 6 quintals of wheat per hectare per year. At the time of the survey, the entire area was planted with barley, with recent records of corn and sunflower, except for one lot that still had corn pending harvest. The observed crop sequence reflects an appropriate crop rotation and agricultural management scheme, consistent with the productive characteristics of the region.
The property has an irregular configuration, with two accesses from public roads, one located toward the northern sector and the other toward the southern sector. It also has a good internal road network, allowing the entire property to be traversed and providing adequate access to its different lots, facilitating monitoring, maintenance, and agricultural operations.
A distinctive feature of the area is its maritime influence, which has a moderating effect on temperatures. This condition helps reduce the occurrence of late frosts, extend the frost-free period, and moderate episodes of heat stress during the summer. From a productive standpoint, these climatic characteristics constitute a favorable attribute for the development of agricultural crops, particularly within the context of southeastern Buenos Aires Province.
