This is a livestock property with an excellent location near San Martín, with access via Provincial Route N°90, which is paved and in very good condition.

Currently, breeding and rearing activities are carried out, with a capacity for 300–400 head of cattle and potential for further intensification, supported by suitable infrastructure and facilities. Complementary to the livestock operation, the property includes small cultivated plots where sorghum and corn have been grown with very good yields, as well as other plots planted with winter pastures such as clover. The farm also features native woodland with timber potential, and its soils have agricultural aptitude with the possibility of clearing, subject to land-use regulations. The area receives average annual rainfall of around 1,000 mm. The surrounding region is characterized by livestock operations combined with agricultural plots and/or pasture systems aimed at intensifying production.
