“La María” is a mixed-use farm spanning 1,125 hectares, strategically located along National Route No. 7, providing excellent connectivity and permanent year-round access, very close to the town of Aarón Castellanos. The property also borders the former alignment of Route 7 (dirt road) along its rear boundary.

The farm features three well-defined environments, allowing for efficient diversification of agricultural and livestock activities. Its agricultural area covers approximately 500 hectares, characterized by predominantly flat topography and excellent productive potential. Nearly 40% of this surface is classified as Class II soil according to INTA, reflecting its high quality and agricultural suitability. The property currently operates under an annual crop rotation system, primarily focused on soybean and corn production, complemented by sunflower, sorghum, and a smaller proportion of implanted pastures.

Within the livestock sector, there are approximately 400 hectares currently covered with natural pastures, divided into large paddocks through electric fencing, which facilitates herd management. This area is mainly dedicated to cow-calf operations. It is located in the transitional zone between the agricultural land and the lower-lying basin and lagoon areas.

The latter environment encompasses approximately 120 hectares, predominantly consisting of lowlands and a semi-permanent lagoon. During periods of abundant rainfall, this area naturally expands, while in drier periods it can be used as a forage reserve.
